耐震補強工事とは！
耐震補強工事と言うと『すごくお金がかかりそう』と思われている方が多いのではないでしょうか？ 結論から言いますとお金がかかるのは耐震補強工事をするために外壁や内装を壊して復旧させるといった費用なんです。
在来軸組木造住宅の場合の耐震補強工事とは、耐力壁のバランスの良い適性な配置と耐力壁の強化をする訳ですが、耐震補強工事そのものの材料や手間はみなさんが思われているほど高額なものではありません。
家の耐震性を高めるだけが目的であれば室内から天井や床を壊さずに補強工事が行える国土交通大臣の認定を受けた耐震補強材を使用する方法もありますし、大規模リフォームで既存の内装を解体するタイミングで耐震補強工事もしてしまうといった方法もあります。
では、家の耐震性に不安を感じられた方が第一歩としてまずしなければならないのは何でしょうか？
それは、耐震診断により現状の耐震総評点と補強計画を作成させる事からはじまります。 耐震診断では地盤・基礎・柱位置・筋交い位置/厚み/方向・金物の種類・屋根仕上材の種類などを確認します。 そこから現状の耐震総評点を計算しする訳ですが、耐震総評点とは阪神淡路大震災なみの30～40年に一度の大地震に対して倒壊の恐れがあるかないかを数値化したもので、1.0以上が『倒壊しない』といった判断となります。
◆耐震補強案例(その他に壁倍率の計算書と使用金物一覧も合わせて提出いたします。)
耐震診断の結果で耐震評点が1.0以下の場合は補強計画を作成しますが、この際に重要になってくるのが偏心率です。 偏心率とは家の重心と剛心のずれを表します。この偏心率が大きいと地震で家がゆれた際に『ねじれ』が生じて倒壊しやすくなります。 偏心率が小さくなるようにバランス良く筋交いを配置し、柱の引き抜きの力が大きくかかるところにはホールダウン金物なども使い、出来る限り補強箇所が少ない経済的な補強案を作成する訳です。
◆ホールダウン金物 (基礎と土台と柱を緊結しています。)
◆外付けホールダウン金物(外壁側から基礎と土台と柱を緊結しています。)
◆筋交い金物(土台や梁と筋交いと柱を緊結しています。)
実際にはみなさんが考えられているほど面倒な事もなく、耐震診断は半日程度、その後の現況報告と補強案の作成も２～３日でお出しいたしますのでお気軽にご相談ください。
